Hester Street has been working with the Center for Popular Democracy (CPD) since 2016 for the renovation of Bailey Farms, a social justice retreat center owned by CPD in Ossining, NY. Upon completion, the renovation will offer more flexible and creative programming and accommodate progressive groups and organizers in planning and leadership trainings.
Hester Street analyzed existing conditions at Bailey Farms, conducted a space needs assessment and financial feasibility analysis. We conducted architectural and engineering analyses, researched code and permitting requirements and developed preliminary architectural programming with schematics. We produced development and operating budgets and identified funding sources.
In 2017 we supported the development of capital campaign materials and the successful commitment from a private funder for the full cost of renovation. In 2018 we helped secure and coordinate the general contractor and provide overall construction project management. In 2019, we supported CPD in applying for State grant funding as additional financing for the project. Completed renovations will eventually include event space, outdoor landscape and furniture installations, retreat and cabin space, small and large meeting spaces and a large kitchen with dining for a retreat center that supports critical organizing efforts.
